Tough question! There's one I've been meaning to read that looks really interesting and I've never heard anyone else talk about it. It's not exactly theory, but it's theory-adjacent. It's called Spacial Revolution: Architecture And Planning In The Early Soviet Union
Just wanted to mention that this book isn't currently available on LibGen or Zlib but someone I know has tracked down the ebook and it's been uploaded to LibGen. It should be available if you search for it there in 24-48 hours.
