same. and i just found a doublewide on it's own land. somehow the "always depreciating" mobile home is worth twice what i paid for it now. first and last house ever i guess.
The scam with mobile homes is that you might be paying the loan on the depreciating asset (the physical unit) but paying rent (which probably goes up every year) on the appreciating asset (the land). If you're not renting the land, you're probably going to have a good time.
I feel like the only houses even remotely attainable going forward will be hastily constructed particle board monstrosities that will fall over in a strong breeze
