Blue lines = prices subject to free market forces. Red lines = prices subject to regulatory capture by government. Food and drink is debatable either way. Conclusion: remind me why socialism is so great again.

All I see from this is regulatory capture means the capitalists are prevented from producing this with slave labor.
For housing might be cost/square foot. Say 600K for 3000 square feet is “cheaper” than 350K for 1500 square feet.
Maybe it's the cost of materials for literally building a house sans land or some other nonsense. Or minimum price for homes like those tiny homes or trailers that you still need land for.

Let's take a moment as well to think about the quality of that housing stock that has stuck with inflation. People in the 70's could buy nice new houses. People in the 90's could buy small houses that boomers started out in before they built their McMansions. Today you can fucking rent or die. The food and bev line makes sense, since from what I understand inflation is calculated based on the cost of a few specific necessary items that are food and bev.
