Nayuta said "thief" when, uh, shooting a chain through Asa's head, so Nayuta probably sees Denji making out with someone as a threat to her 'ownership' of Denji. I wonder if Yoru picked up on an 'ownership' dynamic WRT that rule which might be why Yoru lept at the opportunity to kiss Denji.
immediate edit: I think rules 1 & 2 can also be rationalized within the bounds of 'ownership' or 'attachment.' Don't go to other apartments and don't open my fridge, but there are definetly other ways to interpret the fridge, at least.
Im still assuming that denji has nominal control. In that context, the first 2 rules seem like rules denji would think of. I dont think denii woild come up with the third one

Maybe thats why he didnt get turned into a sword, he already belongs to nayuta so he cant belong to asa
