Lived in a place owned by a dude in his 80s. He used to always come by in person and collect rent on the 1st. One month he didn't come by and my first thought was "haha I bet he died" and then another month went by without him coming by. Turns out he did die. This whole time I never paid rent until one day one of his sons comes by to tell us he sold the apartments and we had a month to leave. Shit sucked having to move in such short notice but not paying rent for 2 months gave me a chance to pull myself out of a financial hole that not many people get.

Can he just kick you out like that? Wouldn't the sale include continuing all leases?

Almost everywhere, even places with really good tenants rights, you can be evicted with a months notice if the property is sold to someone else for reasons other then as a rental.

You can't be evicted before your lease is up unless you violate your contract. You would have to be bought out if your landlord wanted to sell the property under those circumstances.

The state I lived in has basically no rights for tenants. Even if it was illegal I didn't have the money nor time to fight it. On the day he gave us to leave he came by with a sheriff to enforce us all to leave. I'm sure there was legal red tape all over that but none of us could afford to challenge it.
